Does home ownership REALLY matter anymore?

The simple answer to this is YES and it is a simple answer.  Home ownership definitely still matters, not only to individuals but also to communities, neighborhoods and cities. 

As an individual and being a homeowner you are getting several things that renters will not get.  You are getting some stability.  A renter does not get that stability.  Most renters move on an average of 5 times over a 10 year period.  As a renter you have to be prepared to move at any given notice.

As a homeowner you have the added personal pride of owning your own piece of property and being able to make it totally yours.  As a renter you rarely have the ability to “customize” your home and are often restricted from painting or even hanging certain items.

As a homeowner you also get the continual growth of equity in your home.  As you make mortgage payments that equity goes up.  A renter usually pays on a month to month basis and that’s it…they get nothing. As a homeowner  you can use the equity put into your home on a loan and the interest gained is usually deductable.  Many homeowners take advantage of this by taking out an equity loan where they can deduct the interest from their taxes and pay off those credit card balances that have interest that cannot be deducted.

When you make the decision to purchase a home you also get the added bonus of contributing to the community.  Statistics show that for every 2 homes that are sold a job is created, and each home sold in the U.S. can over time add significantly to the economy.  When you buy you are helping to jumpstart the economy!

As a homeowner there are a ton of other perks you can usually take advantage of.  Things like being able to deduct the interest gained from your mortgage from your taxes, or if this is a first home or vacation home you can usually deduct property taxes as well.

Home ownership is something that should be taken seriously.  It is something that you earn for yourself and for your family.  Buying a home is one of the biggest and most important things you will do. So be sure that when you do buy your home you are proud of that fact and give yourself a pat on the back, because you have sincerely earned it.

PLEASE RELEASE ME!

Remember the song "Please release me, let me go"? If you've ever felt that someone or something had a hold on you and wouldn't let go, perhaps you needed an "attitude adjustment."

Why? Unless you are literally chained to a wall, people and things don't have a "hold" on you. It is you who have taken hold of them, and refuse to let go. It's so easy to latch on to the situations, relationships, and baggage of others - believing it possible to have some control over their outcome.

The result is never-ending worry, sleeplessness, feelings of helplessness, and other symptoms of being "out-of-control." Anger is another matter - there seems to be so much of it today. TV shows are full of it. Anger is directed at family, the boss, the spouse, or anyone else in sight. Yet anger results from feeling that things or people are not doing what you think should be done. Anger is felt when you can't control the outcome.

The truth is we are only in control of our own lives and actions - nothing more. Buddha had it right when he said, "Learn to let go." Martin Luther said, "Let go and let God." Regardless of who said it, or how it was said, letting go will open many doors of happiness in your future.

THESE SHOES ARE MADE FOR WALKING!!

Remember one of the ancient sayings from your first-grade teacher? It went something like this: "We learn to do by doing." So . . . from "Chicken Soup" comes this story by John Holt:

"Not many years ago I began playing the cello. Most people would say that what I am doing is 'learning to play' the cello. But these words carry into our minds the strange idea that there exist two very different processes: 1) learning to play the cello; and 2) playing the cello. They imply that I will do the first until I have completed it, at which point I will stop the first process and begin the second. In short, I will go on 'learning to play' until I have 'learned to play' and then I will begin to play. Of course, this is nonsense. There are not two processes, but one. We learn to do something by doing it. There is no other way."

How do we learn to swim? Do we get the basics in a classroom, taught to us on a chalkboard, and then hit the pool like Mark Spitz or Esther Williams? How about riding a bike? Do we study the laws of physics, the effects of gravitational pull, or other Einstein-like theories, and then launch ourselves into the top spot in the "Tour de France?" No - we just fall down and scrape our knees a lot.

Want to add new direction to your life? Begin walking in that direction. Put one foot in front of the other. In other words, "Just do it!" It all begins with your imagination harnessing the power of your mind and the energy of your body. Once you choose a new role for your life, don't learn the part - act the part. One other thing - don't let that "single thorn of experience" deter you!

The Charlotte, NC Housing Market in Review...

Recent stats provided by the Carolina Multiple Listing Service show promise:

There are definitely signs of improvement over the same time last year, but don’t let your guard down, the positive points are the result of sellers who paid attention to the following points:

  • Sellers are reacting to the economy by aggressively pricing their house
  • Sellers who are letting go of the past values and pricing their house at current appraisal or below stand the best chance of selling
  • Pricing your house higher to allow for negotiations is a big mistake in today’s market
  • Your competition will continue to be bank owned properties, short sales and an overabundance of retail houses

Closings in the Charlotte area for the month of July 2011 totaled 2,330, which is up 9.7% from July 2010 which totaled 1,980 homes.

Pending Contracts for the same period were: 2,083 July 2011 compared to 1,781 July 2010, an increase of 17%.

Average Sales Price: July 2011 $213,354, a decrease of 1.5% when compared to July 2010 $216,528.

Average List Price July 2011 $248,436, an increase of 5.9% from July 2010 $234,717.

Please keep in mind: A house that is overpriced for the current market is not on the market, it is off the market. It may eventually sell, but at a price less than what you should have received. In addition, the house will also take much longer to sell than normal. Pricing too high in today’s market is like getting too close to the fire, you’re going to get burned!

The September 2011 issue of Kiplinger’s Personal Finance Magazine has released a list of “Great Cities, Great Value”. Charlotte, NC has made that list and is positioned snuggly in at #2. Another reason why Charlotte is a fantastic place to live, work and play. The city is constantly growing and expanding and the job market is expanding as well. The article talks about Charlotte being one of the “Best kept secrets” and with the Democratic National Convention coming up it will then be “One of the worst kept secrets”. Take a look at the attached article and read why Charlotte is one of the biggest and brightest upcoming cities and a wonderful place to call home. It’s a banking mecca, and a wide green streak runs through it.

That clinking, clanking sound in Charlotte isn’t just America’s largest bank getting richer. It’s the sound of the New South growing. “Charlotte is one of the best-kept secrets in the country,” says Mayor Anthony Foxx, “but in the very near future it’ll be one of the worst-kept.” With the Democratic National Convention descending next fall, bringing 30,000-plus delegates, journalists and other visitors, he’s right.

Banking is the biggest business in town. Bank of America is headquartered here, and until recently, so was Wachovia, making Charlotte the second largest banking city in the country. But the economy is well diversified — from the headquarters of Fortune 500 companies such as Lowe’s, Family Dollar Stores and steel company Nucor to a host of small companies, which make up 90% of the businesses in Charlotte. The local government is working to make registration and permitting processes easier and to open up the small-business-loan program to more sectors. So the 27,000 small businesses in the area will soon be joined by more.

Charlotte is fast becoming an energy hub as well. Its location — midway between Virginia Tech and Georgia Tech, as well as halfway between NC State and Clemson — puts it in a sweet spot for tapping engineering talent. Duke Energy, also headquartered here, is poised to become the largest utility in the country. Siemens Energy and Toshiba’s nuclear power engineering center are adding jobs. There are more than 125 companies in green industries, and the city hopes to reduce energy use downtown by 20% by 2016. To accommodate electric vehicles, 26 charging stations are being sprinkled around town.

A big draw for companies such as Electrolux, which recently relocated its North American headquarters to Charlotte, is the family-oriented atmosphere. Schools are top-notch — last year 14 of the 33 area high schools were ranked among the top 1,600 schools in the nation by Newsweek. More than 40 magnet schools, with themes ranging from performing arts and technology to military and Montessori, give parents choices via a lottery system. And to help underperforming school districts, Charlotte-Mecklenburg Schools has come up with the Strategic Staffing Initiative, which sends the most effective principals and teachers into underprivileged area schools. In addition, Project Lift, funded by Bank of America, Wells Fargo and others, will pump $55 million into the most challenged school zone over the next five years.

Why It’s Affordable

Low taxes and utility rates help save you money.

Charlotte residents benefit from low taxes and wallet-friendly utility rates. Plus, reasonable construction costs and a stock of cheap local materials hold housing costs to just 80% of the national average. The real estate market never experienced the drastic rise and fall that occurred in other parts of the country, although home prices are off 12% from their peak in March 2008. The average home runs between $200,000 and $250,000. That’ll get you a two-bedroom, two-bath condo uptown or a three-bedroom, two-bath house with a two-car garage ten minutes away in a leafy suburban neighborhood.

Why It’s Fun

From upscale restaurants and bars to funky neighborhood eateries, Charlotte is rich in culinary options. A recently revamped “cultural mile” uptown includes art museums, a theater and a science center. NBA and NFL stadiums are uptown, too. North Davidson (NoDa) hosts a gallery crawl on the first and third Friday of every month, bringing street vendors and live music to the artsy neighborhood, and uptown’s Alive After Five event features free music on Wednesdays and Thursdays during the summer. Festivals throughout the year include the Charlotte Shakespeare Festival, a barbecue fest, Festival in the Park and the Food Lion Speed Street.

Green is a theme that doesn’t just run through the city’s economy; people here are outdoorsy, but with minimal crunch. From the gracefully arching oak-tree canopies in Myers Park to the 33 miles of developed greenway trails throughout Mecklenburg County, green space is never far away. Residents take to biking, hiking and rafting at the nearby U.S. National Whitewater Center. And the local YMCA/YWCA system is one of the largest in the country, providing everything from fitness and summer camps to community programs. When you want to escape, you’re two hours from the mountains and three hours from some of the best beaches on the East Coast.
