What Are Buyers Really Looking For?

If you are a seller in today’s real estate market it is important that you have a solid understanding of the current market atmosphere. Not necessarily the national atmosphere but more so your local atmosphere.  It is important to be educated about the homes up for sale in your neighborhood, how they are priced and why they are priced that way.  It is important to be educated on what properties have recently sold in your area and how much they sold for, and how much of a difference was the sales price from the listing price. It is also equally important to have a solid grasp on what today’s buyers are looking for in a home. Having a good Realtor on your side will help guide you with all of this.

Buyers today are obviously looking for something in their price range, in the local area that interests them and something that can accommodate their family size.  But what makes a buyer choose this home over that home? This is something that sellers should take into consideration when trying to aggressively sell their home.

Buyers want to be able to walk into a home for the first time and be impressed.  They want to see cleanliness and organization.  If a home has a lot of clutter lying around it can distract a buyer from looking at the qualities of the home and focus on the clutter itself.  You want to give a buyer every opportunity to imagine themselves living in the home.  You want them to feel comfortable walking through the home and not feel closed in or rushed through. 

Buyers are also looking to see if the home is up to date.  Sure a buyer can easily paint the walls or change out the light fixtures, but the less they have to do the better.  They also want to see that the Kitchen and Bathrooms are well kept and the appliances that are staying are up to date and in working order. They want to make sure that the bathroom tubs and sinks are in good shape and not in need of immediate replacement.

If you have kitchens or bathrooms that do need to be updated, this may be one of those things to think about doing before listing your home.  If you talk to a good Realtor, they will have plenty of cost effective ways to enhance the appeal and look of your kitchen and bathrooms.

The bottom line is that aside from a buyer having certain initial criteria, they are mainly looking to step into a home and immediately envision themselves living there.  The more you can do to assist them in that the more likely they are to make an offer.

If you list your home with a qualified and reputable Realtor they will have plenty of ideas and tips on how to better create the mood and atmosphere for the buyer.  They will offer some simple and affordable fix ups, valuable staging ideas and strategies as well as overall guidance throughout the entire process.

Finding the Needle in a Haystack

For buyers finding the perfect home can sometimes feel like finding a needle in a haystack.  There are many things to consider when searching for the right home.  It needs to have this many bedrooms and that many bathrooms.  It needs to be a Ranch style or it needs to be a Transitional style. It needs to have a large kitchen and a fenced in  yard.  It needs to be close to schools and close to shopping.  And it needs to fit in this price range.

Many times a buyer can go crazy searching through all the homes with  all of the items they are looking for and still have time to go about their day and manage a family.  That is where a good Realtor comes in.

Calling a Realtor when you make the decision to start looking is key.  A Realtor is more than someone that simply shows you homes and writes up an offer.  A professional and reputable Realtor will be your guide from day 1.  A good realtor will listen to you and understand what your specific needs and wants are.  They will then be able to filter out all the mumbo jumbo and find a collection of homes that fit your specific criteria. 

By having a Realtor that is an amazing listener you can skip through all the backtracking and repeating of what you are truly after and get straight to the homes you want to see.

It is our job and duty to be able to provide our clients with honest guidance and direction when making one of the biggest investments of their lives. In order to represent someone to the best of your ability you have to be able to give your clients what they want and provide them with honest advice and guidance along the way. Buying a home is not something that should be stressful and depressing, but rather a fun and exciting time that should be celebrated. 

The Satisfied Client

In the current economic situation all businesses are scrambling for clients and working overtime to satisfy their needs.  This isn’t a whole lot different in the real estate industry either.  So what is a satisfied client?

A lot of times agents tend to confuse satisfying a client’s needs with impressing them with flash tactics.  Too many Agents will go to great lengths to show their reputation rather than proving their reputation.  They do this by sending their clients to dinner, buying them drinks, bottles of expensive wine, tickets, pick them up at the airport, ect. What does that really accomplish?  It might tell a client that they are worth the time and energy to you, which is a good thing, but it may also tell a client that you are desperate as well.

Now don’t get me wrong there is nothing wrong with treating a client to a dinner or picking an out of towner up from the airport.  But does that really satisfy a client?  In my opinion no.  You cannot gain a positive reputation and following by simply spending money on a client.  You have to show them results, you cannot buy your reputation.

A satisfied client to me is one that didn’t require me to jump through hoops just to get their attention but rather was interested in the experience and expertise that I was able to bring to the table.  A satisfied client is one that will leave a closing table and recommend my services to all their friends. 

I think the way to satisfy a client is not necessarily by selling their home in 24 hours or getting them $50K off the listing price. No, I feel I can satisfy a client by being completely and 100% honest with them,  by telling them the truth from the listing presentation to the closing table.  I can satisfy them by telling them I will contact them regularly and holding true to that promise and marketing their home with all the latest techniques and strategies.  I can satisfy them by negotiating the best deal possible for them and by being an expert in my field.

Most buyers and sellers are not looking to be wined and dined on a regular basis.  They are looking to buy and sell a home.  By listening to them and understanding their needs, wants, concerns and worries I am able to be a better representative for them and not only satisfy their expectations but go above and beyond them.
