You want me to do what?
The way to market and sell a house has drastically changed over the last five years. “The methods Realtors have used in the past to sell houses are simply not good enough to attract today’s savvy buyers,” says Heidi Hines a local real estate expert in the Charlotte, North Carolina/Lake Norman/Highland Creek area. “To attract the most potential buyers you must be willing to place the information where buyers are looking, and I don’t mean print advertising,” says Hines.
Today’s buyer wants all the information right at their fingertips, and today it is easy to obtain information by simply logging onto the internet. In fact, over 90% of buyers are starting their search on the internet. Realtor.com is the number one site that buyers frequent, with many other similar sites following trend.
Here is a list of what’s most important to buyers when they visit a real estate site:
- Lots and lots of pictures...of the house, lot, neighborhood and nearby amenities
- Information...about the house, the area, the things in close proximity
- Virtual Tour...everyone loves to virtually walk through the house
Signs, some type of lead capture source, is still just as important as ever, but newspapers and magazines have basically lost their place as an effective marketing tool. “Basically the only people picking up magazines are Realtors who just want to see who is still using that tool, or grocery shoppers who are just curious,” says Hines.
Heidi knows that not every seller is up-to-date on the newest marketing trends, so she is always amused when someone asks her to advertise their house in the newspaper or a magazine. Whenever asked, Heidi just gives a big smile and says; “You want me to do what?” Of course she goes on to explain to the seller what has changed since they last sold a house.
