Real Estate agents try their best to keep their eyes and ears in tune with the market, for if you listen closely, the market will actually speak out loud.
Currently mortgage rates are the lowest they have been in a long, long time. 30 year around 4% and 15 year even lower! You would think people would be taking advantage of these historically low rates to purchase a new home, but unfortunately they are not. Most are staying put in their own homes and refinancing, provided they have the capability to refinance.
There are many people who would love to purchase a new home at this time to not only take advantage of a great buyers market, but also the low interest rates, however due to loss of jobs, uncertainty of the economy etc. they are basically paralyzed and not willing or not able to move forward.
The current pool of potential buyers is small compared to the past years, and we are moving toward the winter months when typically the market will slow down, therefore having your house priced very competitively and making sure the house is very well staged is more important than ever before.
With so few potential buyers ready, willing and able to purchase, your house needs to be "The Shiny Penny".
