As a Realtor in Charlotte North Carolina, I'm surprised when homeowners with good intentions and visions make poor financial decisions about their homes. Many homeowners want to do some upgrading to their home by remodeling the kitchen, changing flooring, adding on a sunroom, etc. Of course, the homeowner will enjoy the upgrading, but most homeowners expect that their efforts will increase the value of their home.

Unfortunately, just because a homeowner spends money on their house does not mean that they have added value to their home. The perfect example is blue or green carpet. My mother loves green and would put dark green carpet in every room of her home. But, when the home is sold, most buyers aren't going to appreciate the dark green carpet no matter how new it is, how luxurious the padding is, and no matter how long the warranty is for the carpet.

In the greater Charlotte metro area, we have a lot of homeowners that are from all over the country and world. A specific homeowner's ideas about what they would like to do to their home may or may not bring value to the home. For instance, someone from Florida may be used having tile in the living room. This will turn off most future buyers in the Charlotte NC real estate market. 

Also, I see many homes for sale that have good choices in remodeling and upgrading for style, color, and appropriateness, but completed the project with poor workmanship. For example, homeowners love to try to put in wood flooring. The flooring looks great but the edges where the flooring meets the baseboard or another flooring type is poorly transitioned. 

The bottom line is that remodeling and updating is a great idea for many homes. A good idea would be to consult a Realtor to review your plans to make sure you are not throwing your money away. A Realtor can also recommend some trusted contractors to get the work done to make your remodeling vision a reality; not a reality show.
