Location vs. Price and the winner is...
What are the most important words when selling real estate? Did I hear you say location, location, location? Maybe, but currently in Charlotte North Carolina when selling real estate it's all about pricing! Especially in this market.
The price that a home sells for has nothing to do with how much money the seller needs, how much money they want or what the tax value of the home is. The market sets the price. What will the market bare, what is a buyer willing to pay for the house? And the really BIG question is will it appraise? As a residential Realtor, I have to sell a house three times. First to the other agents so that they'll bring their buyers to the house, the second time I have to ensure that the buyer sees the value and third, I have to sell it to the appraiser.
If your home is on the market and you are not having showings, the house is overpriced. If you are having traffic but you are not receiving offers, then your house is still overpriced. Buyers are smart, especially in this world of information. Buyers research the market and are aware of the comparable sales. Buyers watch the same news shows, HGTV, etc...that we do. They all tell them that this is a great time to buy - they can get a real deal! So buyers are slower to write the offer to purchase. If they find something comparable that they "perceive" to be a better value, you will be the bridesmaid once again.
It's like this. Ever go to the grocery store and you have a buggy that's packed and someone with just a few items asks if they can just get in front of you? In another words, they don't want to be behind you in line because it's going to take you awhile to check out. Same thing when pricing your home, when you're overpriced you will sit on the market because other homes come on the market that are priced better, they get in front of you...and sell first.
There are many factors involved when pricing a home correctly. When deciding to sell your home and choosing which Realtor to list with, price should not be the deciding factor. Hire the Realtor that you feel can get the job done.
