Happy Ending in Real Estate

Friday I had a closing for a newlywed couple in Charlotte North Carolina. They got a great deal on a home that had slid into a bad situation. The sellers had divorced and were at each others’ throat. Because of their feuding and divorce, the mortgage payments were not being made. The situation was dire. If the house hadn’t closed on Friday, the home would be auctioned in foreclosure at the Mecklenburg County courthouse on Monday at 1:00 pm.

Fortunately, my buyers were able to close on the home on Friday. It was a win-win-win. My buyers won because they got the home at a great deal because the sellers had to sell. The sellers won because they avoided a foreclosure. The bank that held the mortgage for the seller won because they didn’t get another unwanted foreclosure in their portfolio

Addendums with Bank Owned Foreclosures

When buying a banked owned foreclosure in the Charlotte North Carolina area, buyers are sometimes confused about the amount of paperwork that follows. Banks require buyers to sign 3 to 20 pages of addendums to the contract.

These lengthy addendums scare buyers. Some Charlotte North Carolina real estate agents that aren't experienced with foreclosures may make the situation worse because they don't know how to explain the addendums. 

What's the reason for these lengthy addendums? Banks that sell homes sell them in numerous states. Each state's standard real estate practices are standard to that state. Therefore, to cover the banks' interests, they come up with these lengthy addendums so that they know what to expect from the sale of a particular property without having to know each state's standard practices.

Time To Move From Renting To Owning

Around the country home prices are still dropping and even though the Charlotte region experienced a slight correction in its home valuation, we are still seeing areas that continue to fall. This is good news for those who want to take the leap into homeownership.
Affordability has never been this high. Even if home prices decline further, locking into an interest rate that is below 5% for 30 years will make any home purchase a tremendous bargain.
